Despite the current realities of divided government and deficit reduction, savvy affordable housing producers and community developers are learning to do more with less, utilizing scarce financial resources—including Renewable Energy Tax Credits and New Markets Tax Credits—in more creative ways.
Lenders and investors are increasingly recognizing that in the current market they can choose projects that not only meet up-front underwriting standards, but also fulfill social investment objectives and help manage operational risk by incorporating energy-efficient, water-conserving, high performance building features into their investments.
Forward-thinking affordable housing developers are pushing the envelope on energy efficiency, water conservation, indoor air quality, and smart sites—and reaping significant financial, health, and environmental benefits for their projects and tenants.
Transit-oriented developments and neighborhood-wide energy and water planning being implemented on a scale that can more efficiently address sustainable development challenges and contribute to better financial bottom
lines for both owners and tenants.
